Closer to 25%. excluding the carpark and rivals, MW is around 33.4 acres. This park is 7.9. A better comparison would be LPS at 6.4.

So, I did a little more digging around the websites.  Apart from the many spelling and grammatical errors - including in the company name, I've noticed the following:

The business website - https://rhccity.com.au/

  • The 'Leadership and Management' section only has one name - Ramin Ahmadi.  Here is his LinkedIn page:https://www.linkedin.com/in/ramin-ahmadi-29a85215b/?originalSubdomain=au
  • He has 50 connections on LinkedIn.
  • His current business Neguin Pty Ltd. has only 3 people associated with it on LinkedIn (including himself) - one is a retired marketing executive Vernon Tang who left the business in 2008.  The other is an Auckland based writer/architect Noushin Ahmadi - possibly a daughter or other relative who left the business in 2016.  The business seems to spruik residential apartment buildings as it's most successful and most recent accomplishments.
  • The listed address: Level 38- 71 Eagle St.  Brisbane, Qld 4000, seems to be a co-working space that offers 'virtual offices'. https://www.myspacesworks.com/centre/5486/details
  • There is no contact information other than an email address on either the infinity planet or RHC websites.
  • The theme park isn't actually listed on the 'Sections' page of the infinity planet site when you click through to it.

There is no way this concept - with its complete lack of detail on any attraction - including for the business/tech park, lack of any leadership team, board of directors, anchor tenants, publicly named investors (including private equity), or established intellectual property licensing, has attracted $2.6Bn of investment.

I get that big ideas can come from ordinary people.  Everyone starts somewhere and I don't want to crap on anyone for trying to punch above their weight.  But this isn't a big idea, this is no idea.  There's no substance to this.

Maybe he should put a little more effort into the actual attractions, theming, and functions of the spaces before launching this thought-bubble to attract investors.

Mega theme park stalls as developer blames Iran war for a...

A $2.6 billion tourist attraction planned between Brisbane and the Sunshine Coast stalls after the developer allegedly failed to pay a local contractor for planning work.

In short:

The Infinity Planet project developer is being taken to court over an allegedly unpaid engineering bill.

According to the contractor, invoices for the $145,112 debt remain unpaid.

What's next?

The matter is set for a hearing in Brisbane's Supreme Court next week, but the developer hopes to resolve the situation in the coming days.

A $2.6 billion tourist attraction planned between Brisbane and the Sunshine Coast has stalled, with a company related to the developer facing legal action after allegedly failing to pay a local contractor.

But the company says the situation is being resolved and the project will still go ahead, as it blames payment delays on the ongoing war in Iran.

Infinity Planet, a proposed 68-hectare site at Elimbah, is to include a theme park, water park, five-star international hotel and a 9,000-seat city hall.

RHC City, founded by chief executive Ramin Ahmadi, submitted development plans to the City of Moreton Bay in November last year.

But an unpaid engineering report is threatening to derail the project.

QSHAC Pty Ltd, a separate company owned by Mr Ahmadi, contracted RMA Engineering for a crucial report required under the council's development approval process.

RMA says invoices worth $145,112 have been unpaid since October, with RHC City repeatedly promising to pay but failing to meet its own deadlines.

In emails seen by ABC News, the company blamed issues with the settlement of another property, and more recently, difficulties transferring funds from the Middle East.

Mr Ahmadi, who is Iranian-born, has been involved in dozens of developments across the Asia Pacific and Middle East regions, including the Tehran Mega Mall in Iran, which is said to be the world's largest shopping centre.

Part payment offered

RMA has withheld the final engineering report, which means the project cannot progress through council approvals unless the developer commissions a new report with a separate company.

In November, RHC City offered to pay $80,000 towards the debt in exchange for receiving the report, but RMA refused.

In an email to RMA Engineering in February, an RHC City executive asked for more time.

"The project for Infinity Planet is currently at a critical stage. Our development application lodgement is dependent on your engineering report, and we have already processed the necessary council fees," he wrote.

"I fully recognise the importance of your work and the effort invested in this project.

"Settling your outstanding invoices is my immediate priority. I am currently working to secure these funds and request your continued patience for a short period longer so we can finalise payment and proceed with the next phase of the project."

After it says it provided multiple payment extensions, RMA Engineering filed winding-up proceedings against QSHAC.

A Supreme Court hearing was listed for this morning for the wind-up application, but after last-minute talks between the two parties, the matter has been adjourned for a week to allow for the resolution of the issue.

A spokesperson for RHC City's Infinity Planet told ABC News the "political and military" situation in the Middle East had made it "very difficult" to bring in the investment funding needed for the project.

"We are very confident this situation will be resolved in coming days and we can proceed with the development application," the spokesperson said.

"We are committed to creating a world-class leisure and entertainment precinct that will bring the world to Australia and Australia to the world.

"At times like this it is clear that there has never been a greater need for the harmony and understanding that Infinity Planet will create."

A graveyard of parks that never happened. I gave up after 15 but there is more.

This idea was never going to happen.

Just the description alone was insane. 'It's a business and technology park, with a retail and dining precinct, and a theme park, and a permanent World Expo, it's a hotel and resort, with residential apartments and 10,000 parking spaces - but you'll be encouraged to take the train, but the station is 3km away.'

At best, this was going to be an industrial park with some sheds/distribution warehouses and attached offices. In reality, it was never going to be anything. This guy never had the experience or funding to pull even part of this off.

If he hadn't even secured $100K for the engineering report for the development application, then there is no chance he was going to secure $2.6Bn for anything else.

They're still trying to convince people it will happen, they just haven't found the land yet

As far as I'm concerned, they missed their opportunity when they didn't secure land near the WSI site. it was an opportunity to build something on a massive amount of vacant land that would be easily accessible to local and international visitors. Given WSI is due to open this year, they've well and truly missed the boat and any land bargains will have well and truly skyrocketed in price.
