Only enthusiasts would value land being right next to a theme park. 

There are commercial interests that would want to cash in on having complimentary facilities like hotels or other tourist traps, but none of them would be interested in land that was at a 'sky high' premium.

Definitely true, but I personality see the potential of a holiday resort next to Dreamworld and Whitewater world. Also being next to Westfield is another pro. It's not the best of places, but I can see it being an amazing place to stay for a while in the future.

The land directly across the road from WWW has been for sale for decades, I don't think a lot of businesses want to be immediately next door to something as loud as a theme park and people definitely don't like living next to them
